Green-core has successfully delivered the fit-out of 38 Oxford St Darlinghurst within a tight time frame and under unprecedented conditions of COVID-19.
Capitel Group, integrated property development, and investment company engaged Green-core to conduct the works for the refurbishment of 38 Oxford Street DARLINGHURST.
Capitel Group is known in the industry as a developer of benchmark projects that set the standards for excellence and Australia’s most sought-after locations.
The Project is the large approx. 660 sqm open floor plan premises lead down at the rear with separate private office space, meeting rooms, private kitchen and bathroom amenities with its soaring high ceilings and wealth of natural light.
Architectural and Interior design for the project is provided by Studio _P and puts an emphasis on premium quality internal finishes, uses high- end fixtures to provide a contemporary feel to the renovated premises.
The newly renovated building will coexist harmoniously with the heritage architecture of buildings in the surrounding areas.
The staged works included the complete refurbishment of the current premises located in the vibrant epicenter of Oxford Street, close to Hyde Park and the CBD.
The scope of works consisted of Male and Female Bathrooms, Ceiling Works, Office Fit-out, and Ground Floor Entry Works.
High-end fixtures and fittings were used throughout the fit-out to provide a contemporary feel for the newly renovated premises.
Located in a fully tenanted A-Grade commercial building, Green-core effectively managed construction works to ensure the building tenants were able to continue full operations of their business activities.
One of the major concerns was delivery and materials handling as the building does not have a dedicated goods lift and access is via a very busy Oxford St.
The challenge for our client, Capitel Group, was to address the main concern: completing the project on time and on the budget in the unprecedented working environment of Covid-19 as the premises have been advertised extensively and new commercial clients are on a waiting list to move in.
To efficiently address the client’s concerns Green-core was fast to implement a COVID-19 Response Plan, in direct alignment with Safe Work NSW, and NSW Health.
We have introduced protocols for online communication, sub-contractor staggering, social distancing, extended 7-day programs, and implemented strict hygiene measures for all site staff and contractors. The implemented measures enabled us to successfully complete the project on time.
